Farmhouses With AC Rooms: What to Check Before Summer Stays
· 5 min read· by Farmhouses Hyderabad Team
"AC rooms" on a listing can mean one cooled bedroom or all of them. Here is what to confirm before a summer night stay at a farmhouse.
From March to June, Hyderabad nights can stay uncomfortably warm, and a farmhouse with AC rooms is often the difference between a good night's sleep and a group of tired, cranky guests at breakfast. If you are planning an overnight farmhouse stay in summer, air-conditioning deserves the same attention you give the pool.
The catch is that "AC rooms" on a listing is a broad label. It might mean every bedroom is cooled, or only the master bedroom. Here is exactly what to check so nobody ends up sleeping on a sofa in front of a ceiling fan.
How many rooms are actually air-conditioned?
This is the first and most important question. Many farmhouses list the total number of bedrooms and then mention AC separately, so it is easy to assume all rooms have it. Ask the host directly:
- How many bedrooms have a working AC?
- Is the hall or living area air-conditioned, or only fanned?
- Are there extra mattresses, and will they be placed in a cooled room?
Then do the maths. If you have twelve people and three AC bedrooms with a double bed each, roughly six sleep in comfort and the rest need a plan. A cooled hall where mattresses can be laid out changes the picture completely, so do not skip that question.

Sleeping arrangement planner
A quick table like this, filled in with the host's answers, avoids arguments at midnight:
| Space | AC? | Beds or mattresses | Who sleeps here |
|---|---|---|---|
| Bedroom 1 | Yes / No | Double bed | Grandparents or a couple |
| Bedroom 2 | Yes / No | Double bed + mattress | Family with young kids |
| Hall | Yes / No | Floor mattresses | Friends or older cousins |
| Outdoor sit-out | No | Not for sleeping in summer | Late-night chats only |
Give the cooled rooms to the people who need them most: elderly relatives, babies and anyone who is unwell. Our guide to a farmhouse trip with toddlers and grandparents covers more of these small comfort decisions.
Power backup and the AC
Farmhouses sit outside the city, and power cuts are more likely there, especially on hot evenings when demand is high. Many farmhouses have power backup, but a generator or inverter that runs lights and fans may not be large enough to run air-conditioners.
Ask specifically:
- Does the backup run the ACs, or only lights, fans and the pool pump?
- If it is a generator, does it start automatically, or does the caretaker switch it on?
- Is there any extra charge for running the generator overnight?
The answers vary from farmhouse to farmhouse, so get them in writing on WhatsApp. We go into this in more detail in power backup at farmhouses.
AC rules and charges to clarify
Some farmhouses include AC in the rent; others have usage rules. None of this is standard, so confirm it for the specific farmhouse you are booking:
- Hours of use – a few hosts allow AC only at night, or only in occupied bedrooms.
- Day-use bookings – if you are booking only for the day, ask whether bedrooms and their ACs are open to you at all.
- Remotes – check that every remote is there and working at check-in, and hand them back at check-out.
- Doors and windows – keeping them shut is basic courtesy and keeps rooms cool.
The farmhouse page shows the live price and what the listing covers; anything unclear is worth a quick message before you pay.
Test everything at check-in
As soon as you arrive, before unloading the cooler box and speakers, walk through the rooms with the caretaker:
- Switch on each AC and wait a few minutes to feel whether it actually cools.
- Listen for unusual noise or water dripping from the indoor unit.
- Check that the fan works too, in case you need it during a power cut.
- Note any problem and message the host straight away with a photo or short video.
Reporting an issue at 4 pm gives the caretaker time to fix it or move you to another room. Reporting it at midnight usually means sweating it out. While you are at it, check the bathroom geysers, the inverter switch and where the spare bulbs and the main switchboard are, so nobody has to wake the caretaker later.
Other ways to stay cool on a summer farmhouse stay
AC rooms help at night, but the hottest part of a summer day is between late morning and late afternoon. A few habits make a big difference:
- Plan pool time for morning and evening, and stay indoors or in deep shade in the afternoon.
- Carry more drinking water than you think you need, plus ORS sachets.
- Keep cotton clothes, caps and sunscreen handy for everyone.
- Schedule outdoor games like box cricket after sunset if the ground has floodlights.

A note on comfort and courtesy
Air-conditioners work hard in a Hyderabad summer, and farmhouse units often run for many hours on busy weekends. Set them to a sensible temperature rather than the lowest one, switch them off when a room is empty for the afternoon, and avoid stacking wet towels or swimwear near the indoor unit. Small habits like these keep the room cool for the next person in your group and keep the host happy, which helps if you want to come back.
Choosing the right farmhouse for a summer night stay
When you compare listings, give AC equal weight with the pool. A farmhouse with a smaller pool but cooled bedrooms for your whole group is often the better summer choice. If you are leaving after a late dinner, distance matters too: Moinabad and Shamshabad are both within roughly 30 to 45 minutes of the western and southern parts of the city.

Frequently asked questions
Do all farmhouses in Hyderabad have AC rooms?
No. Many farmhouses have at least some air-conditioned bedrooms, but the number varies, and some only cool the master bedroom. Always ask how many rooms have working AC.
Will the AC work during a power cut at the farmhouse?
Only if the farmhouse's backup is large enough to run it. Many backups cover lights and fans only, so confirm with the host before booking a summer stay.
Is AC included in the farmhouse rent?
It depends on the farmhouse. Some include it, while others have usage rules or extra charges, so check the farmhouse page and confirm on WhatsApp.
Can we use the AC rooms on a day-use booking?
Some farmhouses open bedrooms to day-use guests and others keep them for night stays. Ask the host what your booking includes.
