Private swimming pool at The Royal V Retreat, Kadthal

South-east Hyderabad has some of the shortest farmhouse drives in the city. Here is where to go from Dilsukhnagar, Vanasthalipuram and Hayathnagar, and how to keep costs sensible.

From Dilsukhnagar, Vanasthalipuram, Hayathnagar or Saroornagar, the closest farmhouses are in Pedda Amberpet, where the Vijayawada highway meets the ORR. It is one of the nearest farmhouse areas to the city. Ibrahimpatnam, on the Nagarjuna Sagar road, is about 40–50 minutes from LB Nagar, and Ghatkesar is a short hop north-east. You can be at a private pool well before lunch.

South-east Hyderabad is a practical, value-conscious part of the city, and this guide follows suit. It covers where to go, how to keep costs reasonable, and what to check so the day runs smoothly.

Three directions from the south-east

Pedda Amberpet: shortest drive

If you want the least time on the road, start here. Pedda Amberpet suits a Sunday lunch with family, a birthday with elders who tire on long drives, or a quick plan made on Saturday night. From Vanasthalipuram and Hayathnagar in particular, it is about as close as farmhouses get.

Ibrahimpatnam: lake views

Ibrahimpatnam has a lake and a rural feel that suits a slower day. It takes a little longer from Dilsukhnagar, so it works well for full-day or overnight bookings rather than a quick afternoon.

Ghatkesar: for mixed groups

When your group includes friends from Uppal or Habsiguda as well as the LB Nagar side, Ghatkesar on the Warangal highway is a fair compromise. Nobody has a long drive.

Getting value without cutting corners

A farmhouse is booked as a whole, so the rent is the same whether eight people come or twenty (up to the capacity). That makes the per-person cost the real number to watch. Some ways to get more for your money:

  • Fill the capacity sensibly. If a place allows fifteen guests and you're nine, invite a few more friends or relatives. Everyone's share drops. Don't exceed the stated limit, though; extra guests may cost more or not be allowed.
  • Choose a weekday if you can. Weekday rates are usually lower than weekend rates.
  • Book what you'll use. If nobody is staying overnight, a day-use booking avoids paying for bedrooms you won't sleep in.
  • Bring your own food where allowed. Home-cooked food or a takeaway order costs less than a full caterer. Check each farmhouse's outside-food rules.
  • Compare two or three listings. Prices differ across farmhouses with similar features, and the live price on each page tells you exactly where you stand.

What not to compromise on

A cheaper place is only a good deal if the essentials work. Before booking a budget-friendly farmhouse, look for:

  1. Clean, maintained pool water. Recent photos help, and you can ask when the pool was last cleaned.
  2. Working bathrooms. With a big group, one broken toilet ruins the day.
  3. Power backup. Summer power cuts in the countryside are uncomfortable without it. Ask what the backup covers.
  4. A caretaker on site. Someone who can help with the gate, the pump or a tripped switch.
  5. A clear cancellation policy. Each farmhouse sets its own, and it's shown on the farmhouse page.

Planning a Sunday family lunch from the south-east

A typical booking from this side of the city is a family Sunday: three generations, home food, a swim for the children, and an afternoon nap in the AC room. A loose plan:

  • Leave around ten, after breakfast at home.
  • Arrive by eleven; children in the pool while lunch is unpacked.
  • Lunch at one, under a shaded sit-out or indoors if it's very hot.
  • Rest through the afternoon heat.
  • Evening tea, a game of cricket on the lawn, and home before dark.

With Pedda Amberpet so close, nobody has to rush. You can even go home and come back if someone forgets the birthday cake.

A word on the drive

The Vijayawada highway and the ORR are usually quick on weekend mornings. Traffic around LB Nagar junction and Dilsukhnagar on weekday evenings is a different story, so for a weekday evening slot, set off a little earlier than you think you need to. For Ibrahimpatnam, the Nagarjuna Sagar road leaves the city near the south-east side, so check your map for the best route from your colony. Ask the caretaker for a landmark near the gate; countryside turns are easy to miss.

Groups that include friends from the old city or Kothapet can also look at farmhouses near LB Nagar, which brings together the options on this side.

House rules to confirm

Every farmhouse has its own rules on music timings, decorations, outside food, pets, alcohol and extra guests. Read the listing first, then ask on WhatsApp about anything that matters to your plan, especially a DJ, a big cake-cutting setup or a dog in the car. If alcohol will be served at an event, local rules may require permissions, and the host's rules apply.

Small touches that make the day

  • Carry a few extension boards. Phones, speakers and a fan near the lunch table all need sockets.
  • Pack old bedsheets or mats. They are handy for a lawn picnic or for children to rest on.
  • Bring rubbish bags. Leaving the place tidy keeps the host happy and any deposit safe.
  • Keep a basic first-aid kit. Plasters, antiseptic and something for insect bites cover most small mishaps in the countryside.

These cost almost nothing and stop small problems from interrupting a good day.

Take a look

Start with Pedda Amberpet for the shortest drive, and compare a couple of options in Ibrahimpatnam if you want a quieter, longer day. Every farmhouse page shows live availability and price. A booking request is free, doesn't reserve the farmhouse, and gets you a WhatsApp reply with answers to your questions.
