Farmhouse House Rules and Etiquette Every Guest Should Know
· 5 min read· by Farmhouses Hyderabad Team
Booked a private farmhouse near Hyderabad? Here are the house rules you will usually meet, why hosts set them, and the small courtesies that make check-out painless.
When you rent a farmhouse in Hyderabad, you get the whole property to yourselves, but it is still somebody's home and somebody's livelihood. House rules exist so that the pool stays clean, the neighbours stay friendly and the next group finds the place the way you did. Knowing them in advance is the easiest way to keep your security deposit and your host's goodwill.
The catch: there is no single rulebook. Every farmhouse sets its own rules, and they are listed on each farmhouse page. What follows is a guide to the rules you will most often see, why they exist, and the unwritten etiquette that good guests follow anyway.
Why farmhouse rules are stricter than hotel rules
A hotel has staff on every floor, a front desk and a maintenance team. A farmhouse usually has one caretaker on site, sometimes a family living in a small quarter near the gate. The owner trusts your group with an entire property: the pool pump, the electrical fittings, the furniture, the lawn. A broken chair or a blocked drain is not absorbed by a big operation; it is a direct cost and often means the next booking is cancelled.
Many farmhouses also sit in villages and orchards around Moinabad, Shamirpet or Ghatkesar where families live nearby. Rules on noise and timings are as much about those neighbours as about the owner.

The rules you will see most often
Guest count
Each listing has a guest limit, often different for day use and night stay because bedrooms cap the overnight number. Bringing extra people without telling the host is the quickest way to start a dispute at the gate. If your number changes, message the host first. Some allow extra guests for a charge, some do not allow them at all.
Check-in and check-out times
Day slots and night slots have fixed timings so the caretaker can clean and reset the pool and rooms between groups. Arriving early or overstaying, even by an hour, can squeeze the next guests. Ask in advance if you need flexibility.
Music and noise
Most hosts allow music but set a cut-off time for outdoor speakers, and some do not allow loud music at all. Our detailed guide to music and noise rules at a farmhouse explains how this usually works.
Pool rules
Typical pool rules include swimwear only, a shower before entering, no glass near the pool, no swimming after drinking, and children always supervised by an adult. These are safety rules first and cleanliness rules second.
Food, alcohol and smoking
Outside food and cooking, alcohol, and smoking indoors are all set by the host. Some properties welcome your own caterer, others only allow reheating. Where alcohol is allowed, the host's rules apply, and events serving alcohol may need permissions under local rules. Smoking is commonly restricted to outdoor areas.
Decorations, pets and events
Tape on painted walls, confetti in the pool and candles near curtains cause most decoration damage. Many hosts allow balloons and banners but ask you to check what fixings are fine. Pets are allowed only at some farmhouses. If you plan a birthday, a haldi or a corporate event, say so when you book.
Rule or courtesy? A quick reference
| Situation | Usually a written rule | Good-guest courtesy |
|---|---|---|
| Arrival | Show ID, confirm guest count | Message the caretaker when you leave the city |
| Pool | Swimwear only, kids supervised | Keep food and drinks a few steps away from the water |
| Music | Outdoor cut-off time | Lower the bass well before the cut-off |
| Kitchen | What cooking is allowed | Wash the big vessels before you leave |
| Rooms | Number of guests per room | Keep wet swimwear off the beds and sofas |
| Departure | Check-out time, damage check | Bag your rubbish and switch off ACs and lights |
Etiquette with the caretaker
The caretaker is the person who switches on the pool lights, sorts out a tripped breaker at 10 pm and tells you where the nearest medical shop is. A little respect goes a long way:
- Greet them when you arrive and ask them to walk you through the pool, the power backup and the main switches.
- Do not ask them to serve, cook or run errands unless the host has said that is part of the booking.
- Report anything broken as soon as it happens, not at check-out.
- A small tip at the end of a stay is appreciated but not mandatory.
Security deposits and the check-out walkthrough
Many farmhouses take a refundable security deposit. At check-out the caretaker typically does a quick walkthrough: rooms, kitchen, pool area, furniture count. The deposit amount and refund terms vary by farmhouse, so read them on the farmhouse page. For more detail, see our guide to the farmhouse security deposit.
A simple habit avoids most deposit arguments: take a few photos of the rooms and pool area when you arrive, and again when you leave. If something was already damaged, mention it to the caretaker on arrival.
Etiquette for groups
Large groups, whether a big family gathering or a college reunion, are where rules most often slip, simply because no one feels responsible. Nominate one person as the point of contact with the host. That person shares the rules in the group chat before the trip, keeps the guest count honest and does the final walkthrough. It sounds formal, but it is what makes hosts happy to take your booking again.

Frequently asked questions
Can I bring more guests than the farmhouse limit?
Only if the host agrees in advance. Some farmhouses allow extra guests for an extra charge, while others have a strict limit, especially for night stays.
Is alcohol allowed at farmhouses near Hyderabad?
It varies by farmhouse. Where it is allowed, the host's rules apply, events serving alcohol may need permissions under local rules, and nobody who has been drinking should drive.
What happens if something breaks during my stay?
Tell the caretaker immediately. Repair or replacement costs are usually settled against the security deposit as per that farmhouse's terms.
Do I have to clean the farmhouse before leaving?
Deep cleaning is normally the host's job, but guests are expected to leave the place reasonably tidy, bag their rubbish and report any damage.
