The Farmhouse Booking Checklist: 15 Things to Confirm Before You Pay
· 5 min read· by Farmhouses Hyderabad Team

Fifteen things to confirm before paying for a farmhouse in Hyderabad – grouped into booking, money, house rules and safety, with a printable table.
Before you pay for a farmhouse booking, confirm fifteen things: the exact property, date, slot timings, headcount, total amount, deposit, cancellation terms, food rules, music hours, alcohol rules, pets, decorations, pool safety, parking and the caretaker's contact. Get the important ones in writing – a confirmation message or screenshot is enough.
It looks like a long list, but most answers are already on the farmhouse page. This checklist is about making sure you have actually read them, and asking about the rest before money changes hands rather than at the gate.
Part 1: The booking itself
- The exact farmhouse. Match the name, area and photos on your confirmation to the listing you chose. Several properties can sit on the same road in Moinabad or Shamirpet, and you want to drive to the right gate.
- The date – and the day of the week. It sounds obvious, but a booking for "Saturday the 14th" when the 14th is a Friday causes real trouble. Check both.
- Check-in and check-out times. Day slots and night stays have fixed windows. Note them, and do not assume you can arrive early or leave late; that depends on whether another group is booked before or after you.
- Guest count. Confirm the number the booking covers and what happens if more people turn up. Some farmhouses charge per extra guest, others simply do not allow it. Count children too – many hosts do.
Part 2: Money
- The total amount, not just the rent. Ask for the full figure including any extra-guest charges, cleaning fees or add-ons. The live price on the farmhouse page is your starting point.
- The security deposit. How much is it, how is it paid, and when is it refunded? Also ask what could cause deductions – breakages, pool misuse, late check-out, littering. Our security deposit explainer covers how this usually works.
- The cancellation policy. Each farmhouse sets its own, and it is shown on its page. Read it closely if your date is not fully firm or you are booking during the monsoon. The site's cancellation policy page explains the general process – and remember that a booking request is free and does not reserve the farmhouse until confirmed.
- How you are paying. Pay through the official booking flow or the confirmed channel only. Be wary of anyone asking for advance payment to a personal account you cannot verify. See how to avoid farmhouse booking scams for warning signs.
Part 3: House rules
Rules vary by farmhouse. These are the five that most often catch groups off guard.
- Food and cooking. Can you bring outside food? Use the kitchen? Bring a caterer? Is there a caretaker who can arrange meals, and at what cost?
- Music and noise timings. Many farmhouses have cut-off times for loud music, especially outdoors and at night, out of respect for neighbours. Ask whether you can bring your own speakers.
- Alcohol. Some farmhouses allow it, some do not. Where it is allowed, keep it responsible – events serving alcohol may need permissions under local rules, and the host's rules apply. Plan who is driving back sober.
- Pets. If your dog is part of the family outing, confirm before booking. Pet policies are among the most variable rules.
- Decorations. Balloons and banners are usually fine; tape on walls, confetti in the pool, candles or sky lanterns may not be. Ask, especially if you have hired a decorator.
Part 4: Safety and logistics
- Pool safety and depth. If you are bringing children or non-swimmers, ask about pool depth, whether there is a separate kids' pool and whether the pool area can be closed off. Look at kids-friendly farmhouses if this is a priority. No farmhouse replaces adult supervision.
- Parking, directions and the caretaker's number. Confirm how many cars fit inside, get the exact location pin, and save the caretaker's phone number before you leave the city. Network can be patchy on some approach roads.
How to get answers quickly
You do not need fifteen separate conversations. A good approach:
- Read the farmhouse page end to end first – photos, amenities, rules and cancellation policy
- Write down only the items that are not answered there
- Send them together in one message when you book or request a booking on WhatsApp
- Keep the reply as your record
If you prefer a conversational version of this list, our post on questions to ask before booking a farmhouse frames the same ground as questions for the host.
Three extras if you are hosting an event
A casual pool day needs only the fifteen above. A birthday, anniversary or office outing with outside vendors needs a little more:
- Vendor access – what time can decorators, caterers or a DJ arrive, and is their setup time inside your slot?
- Power – can the farmhouse handle extra lights, a sound system or warming equipment, and is there backup if the supply drops?
- Clean-up – who clears decorations and leftover food, and is there a charge if the lawn needs extra cleaning?

Frequently asked questions
What is the most important thing to check before booking a farmhouse?
Guest count and house rules cause the most problems. Make sure the booking covers everyone coming and that the rules on food, music and alcohol suit your plan.
Should I get farmhouse booking details in writing?
Yes. A confirmation message or screenshot showing the farmhouse, date, timings, headcount and amount is your best record if anything is disputed.
Are farmhouse rules the same everywhere?
No. Each farmhouse sets its own rules on deposits, music, food, pets, alcohol and decorations, so check the specific farmhouse page.
How do I know a farmhouse booking is genuine?
Book and pay only through the official booking flow or confirmed channel, and be cautious of requests to pay advance amounts into unverified personal accounts.
