12 Questions to Ask Before Booking a Farmhouse
· 5 min read· by Farmhouses Hyderabad Team

Pool depth, beds, music timings, road access, power backup – twelve questions to send the host before booking, and what a good answer sounds like.
The farmhouse page answers most of what you need – photos, amenities, capacity, price and rules. The questions worth asking before booking are the ones a listing cannot fully show: how the pool works for your kids, whether your plan fits the house rules, what the last stretch of road is like, and how the day will actually run once you arrive.
Here are twelve questions to ask the host or the booking team on WhatsApp, why each one matters, and what a reassuring answer sounds like. You will not need all twelve every time – pick the ones that fit your group.
Questions about the property
1. "Are these photos current, and can you share a recent picture of the pool?"
Photos are the best guide you have, but gardens change with the season and furniture gets replaced. A quick recent picture of the pool and main lawn sets honest expectations. Our post on how to read farmhouse photos and reviews explains what to look for in a listing.
Good sign: a prompt, ordinary-looking photo rather than the same polished shot from the listing.
2. "How deep is the pool, and is there a shallow section or kids' pool?"
Essential if children or non-swimmers are coming. Also ask whether the pool area has a gate or fence and whether there are steps or a ladder. If this is your top priority, browse kids-friendly farmhouses first.
Good sign: a clear answer about depth at both ends. Remember that no pool design replaces an adult watching the water.
3. "For a night stay, how many beds and washrooms are there?"
Guest capacity and sleeping capacity are not the same thing. Ask for the number of bedrooms, beds per room, washrooms and whether extra mattresses are available.
4. "What is the road like for the last few kilometres?"
Many farmhouses sit off the main highway on smaller roads. If you are coming in low cars, a hired bus or a tempo traveller, ask whether it can reach the gate and where it can park. Also ask for the exact location pin.

Questions about your plans
5. "We are planning a birthday with a decorator and a cake cutting at night – is that okay?"
Describe your actual plan in one message rather than asking abstract questions. Hosts can then tell you exactly what works: decorator arrival times, whether tape is allowed on walls, where the cake table can go.
6. "What are the music timings, and can we bring our own speaker?"
Music rules vary a lot and are often linked to neighbours and local norms. Knowing the cut-off upfront lets you plan the evening around it. For more on this, read music and noise rules at farmhouses.
7. "Can we cook, bring food or order delivery?"
Three separate things. Some farmhouses allow cooking but not outside caterers; some allow outside food but have a basic kitchen; and food delivery apps may not reach every location outside the ORR. Ask about all three.
8. "Is alcohol allowed, and are there any conditions?"
Every property has its own rule. Where it is allowed, keep it responsible – events serving alcohol may need permissions under local rules, and the host's rules apply. Settle your designated drivers before the day, or book a night stay so nobody has to drive.
Questions about the day itself
9. "What is in the kitchen and the BBQ area?"
Gas stove, fridge, utensils, plates, a grill, charcoal? If the answer is "basic", pack accordingly. It saves a frantic search for a serving spoon at lunchtime.
10. "What does the power backup cover?"
Many farmhouses have backup, but it may run lights and fans rather than ACs or the pool pump. On a hot summer afternoon or a stormy monsoon evening, that difference matters.
11. "Will the caretaker be on site, and what can they help with?"
Caretakers are usually the people who open the gate, show you around and help with small issues. Ask whether they stay through your slot and save their phone number before you set out.
12. "What happens if it rains heavily or we need to cancel?"
Each farmhouse sets its own cancellation policy, shown on its page – read it alongside the general cancellation policy. During the monsoon, it is also worth asking whether there is covered space for your group if an afternoon turns wet.
How to ask without a long back-and-forth
- Read the full farmhouse page first so you only ask what is genuinely missing
- Number your questions in one WhatsApp message – it is easier to answer and easier to refer back to
- Include your date, slot and headcount at the top
- Keep the replies; they are your record of what was agreed
Not sure how to start? You can contact the team with your plan and questions, and they will confirm the details with you on WhatsApp. Once everything is answered, run through the farmhouse booking checklist before paying.
Questions that tell you a lot about a host
Beyond the facts, the way your questions are answered says something. Clear, specific replies – "the pool is shallow at one end, deeper at the other, and there is a separate kids' pool" – suggest a well-run property. Vague answers to important questions, or pressure to pay before you have the information you asked for, are a reason to slow down and compare another option.
Example: one message that covers it
Hi, we are looking at this farmhouse for Saturday, day slot, 22 people including 6 kids. 1) Pool depth, and is there a kids' pool? 2) Can we bring outside food and a cake? 3) Music timings and can we bring a speaker? 4) Can a tempo traveller reach the gate? 5) Security deposit and refund timing?
Short, specific and easy to reply to.

Frequently asked questions
Who should I ask questions about a farmhouse?
Send your questions when you make a booking request or contact the team, and they confirm the details with you on WhatsApp. The caretaker can help with practical things on the day.
Do food delivery apps deliver to farmhouses near Hyderabad?
Not always. Some farmhouses outside the ORR are beyond regular delivery areas, so ask before you rely on ordering in.
Is power backup available at farmhouses?
Many farmhouses have power backup, but what it runs varies. Ask whether it covers ACs and the pool pump or only lights and fans.
Can a bus reach the farmhouse?
It depends on the approach road. If you are travelling in a bus or tempo traveller, ask the host whether it can reach the gate and where it can park.
